Major Improvement Works

As part of the transfer commitments Cestria Community Housing said it would carry out several major improvement schemes.

Door and Window ReplacementsThe schemes are:

Door and Window Replacements

All scheduled installations of doors and windows have now been completed well ahead of the planned completion date of March 2010. Window replacements will continue for the communal areas of the sheltered accommadation and also to the communal rooms.

Heating Replacement

Our appointed contractor for this work is Sunter Limited from Hetton-le-Hole and they commenced a pilot scheme during February 2008. The main programme followed straight on from the pilot scheme and involved completing over 550 replacement heating installations by the end of March 2009. A further 450 homes are expected to be improved during year 2 and the contract will continue for a further 3 years.

Kitchen and Bathroom Replacement

Dunelm Property Services from Bowburn have been appointed as our contractor for the Internal Modernisation programme. These major internal improvements will include full kitchen replacement and/or bathroon replacement and/or partial rewiring. Following a pilot scheme the full programme commenced on 30 March 2009 and will continue for 5 years.

To help tenants visualise what their colour choices for kitchen and bathroom will look like we have developed an exciting portal to help. If you click the kitchen link below you will see a typical kitchen layout when you can then choose your preferred tiles, flooring, kitchen units and worktops and see what the overall colour scheme will look like. Similarly, the bathroom link will give you choices of tiles, bath panel and flooring.

External and Environmental Improvements

We currently have two contractors working on this part of the modernisation programme. Our in-house Building Services Team are working on a fencing programme in the Holly Crescent area of Sacriston as well as facia and soffit replacement at Great Lumley and external render painting at Great Lumley. A fencing replacement contract has also been awarded to Rok Limited covering part of the Avenues area in Chester-le-Street.

It is expected that a third fencing contract will be commenced by the Building Services Team in the very near future. This will cover the Great Lumley areas.

Each of the fencing schemes will also look at creating off-street parking where it is possible to provide some to overcome access problems.

To help tenants visualise what fencing choices are available (ultimately these will be decided on an estate by estate basis by a majority decision) a drawing can viewed showing the options available and an indication of the colour choices for rendering (to be agreed on a block by block basis) can be viewed through an interactive page.
